MMC Modular homes are built inside a factory so are protected from the elements during building.  

Modern Method of Construction (MMC) is a construction technique utilised by MMC Modular that utilises off-site manufacturing to produce modular buildings that are then installed on-site.

This method of construction is becoming increasingly popular due to its efficiency, speed, and cost-effectiveness.   MMC allows for greater precision and quality control during the manufacturing process, resulting in a higher quality finished product.   Additionally, modular construction using MMC can significantly reduce construction time and minimise disruption to the surrounding area. This makes it an ideal solution for projects require a quick turnaround or those located in densely populated areas.

A component of MMC is Design for Manufacturing and Assembly (DFMA).  This methodology focuses on reducing the total costs for a project and time to market by giving priority to the manufacturing and assembly process.

What is an MMC Modular home?

Simply put, an MMC Modular home is a home built using modern methods of modular construction offsite in a factory rather than on a property where a home would be permanently located.  Once assembled, the modular home is transported to your site and placed in to position on footings that our builder has installed and ready for service connections.

What materials are used?

Your home is built with the highest quality 90mm thick Cadsteel frames and Modfloor chassis system to provide maximum possible strength and durability.   Premium roofing and cladding materials enhance the visual appeal and long term protection against the elements.  All internal fixtures are typically the same as a standard home and are showcased on our website.

How long to build?

Once all permits are in place, a typical build takes 6-8 weeks depending on the size of the home, with the site installation process usually only taking a few days after delivery.

Do I need a building approval?

Each local council has different regulations.  For example, in Queensland, a building approval is required for a secondary dwelling however a development approval is generally only required when the secondary dwelling is over 80 sqm and more than 20 metres from the main house.

Is there a warranty?

Yes! All MMC Modular homes carry a 20 year warranty on steel frames and trusses (or as long as the original purchaser remains the owner of the home).   Modfloor chassis are constructed using Magzal ZM310 highly corrosion resistant steel and are the only chassis to offer up to a 50 Year Anti-Corrosion Warranty depending upon location.  In addition, homes come complete with QBCC standard warranty of six years and six months. 

Are there extra costs?

Yes. You will need to allow for Council fees, delivery costs outside our normal terms, support stumps or piles, any site preparation, landscaping and driveways if required and also costs to connect services to the new home.

Are your granny flats kit homes?

Definitely not!  Our homes are all factory built and delivered to you on-site virtually ready to move in.  Your only responsibility is to arrange for any approvals, access and connection of the services but we can assist in all these areas.

What is the energy rating?

MMC Modular homes meet 6-Star energy rating requirements. Subject to the design a higher rating can be achieved if required.

Where do you deliver?

We can deliver your home to most locations in Australia.   We have projects from far North Queensland to Western Victoria.  Usually a crane will be required to offload onto your site and our team will organise transport and craneage wherever you may be located.
